Shewell Inspections Service Menu
We Inspect Delaware Homes & Commercial Buildings
Shewell Inspections is available throughout Delaware for your home and commercial inspection needs. Our service menu features options for buyers and sellers, along with special add-on inspections that will help you learn even more about your future home.
Buyer’s Home Inspection
A Buyer’s Home Inspection provides one of the best ways for a home buyer to protect themselves. Instead of relying only on what’s easy to spot, you’ll have a professional on your side with the knowledge and experience to conduct a thorough inspection. We look for a long list of issues, such as structure and water damage, fixture defects, and components that aren’t functioning properly.
We also carefully inspect most visually and safely accessible systems and components, including:
If you’re ever bought a home, then you know about the many surprising issues that can pop up during an inspection. Fortunately, sellers can avoid this hassle by booking our Pre-Listing/Seller’s Inspection service. We’ll perform the same in-depth inspection that’s provided to buyers. As a result, you’ll learn what to fix to minimize complications with interested buyers.
New Construction Inspection
Even a newly constructed home can have numerous problems. The best way to avoid a major disappointment is by booking our New Construction Inspection service. We’ll look for any visible issues, ranging from construction defects to agreed upon plans that weren’t followed. Learning about any problems prior to your final walkthrough with your builder makes it easier to get everything resolved without completely disrupting your life.
New Construction Phase Inspections
You can help ensure that your builder is carrying out their end of the deal correctly by scheduling New Construction Phase Inspections. We will visit the construction site three times:
- Pre-Drywall (after electrical & plumbing are installed, but prior to sheetrock)
- Near Completion
We inspect all safely and visually accessible systems and components during the final walkthrough, including installed electrical appliances.
11-Month/Builder’s Warranty Inspections
We all feel comforted by getting a builder’s warranty, but the reality is that most people never use it. This is unfortunate, especially when you consider the fact that most new homes have construction-related issues. To help you save money in the long run, we offer an 11-Month/Builder’s Warranty Inspection service. We’ll inspect the home and give you a report that details any issues that should be covered by your warranty.
A Re-Inspection is your last opportunity to ensure that you know exactly what you’re buying. It’s also the ideal way to verify that all requested repairs were performed according to plan. If anything is amiss, you’ll have the chance to discuss this with the seller before you close on the home.
The EPA recommends Radon Testing for all homes in Delaware. Anyone buying a house in New Castle County is especially encouraged to do so. This is to help your family avoid the health issues that can be associated with excessive radon exposure. Lung cancer is the number one related concern, and radon-induced lung cancer claims more than 21,000 American lives annually. This gas is invisible and odorless and can only be detected by way of a Radon Test.
We provide water testing for well and tap water. This provides peace of mind by letting you know if there are any pathogens or other detectable problems in your drinking water. We provide water quality testing to meet FHA, VA, USDA, or conventional loan water quality requirements.
Mold Inspection and Testing
Mold growth in your home can easily lead to serious problems. Although most people think about allergies and other health complications in relation to mold, this unwelcome substance can also rack up tens of thousands of dollars in damages. We perform an inspection, collect samples, and take them to a laboratory to run testing to determine whether there’s a mold problem in your new home.
Indoor Air Quality Testing
The indoor air quality in your home plays a major role in your overall health and quality of life. We offer testing to detect the presence of volatile organic compounds (VOCs) and/or formaldehyde vapors. Both of these toxic substances can cause a variety of health issues in humans and animals. Side effects of exposure to VOCs and formaldehyde vapors may include liver damage, cancer, headaches, nausea, eye, nose, and throat irritation, loss of coordination, and more.
We include Thermal Imaging with our mold and moisture inspections. Otherwise, this service can be added on to any other inspection. Thermal Imaging allows home buyers to get the best possible look at issues that may exist in the home such as leaks, hot spots, areas of energy loss, improper insulation, and more. Adding this to your Buyer’s Home Inspection can answer many questions about what’s happening out of sight to the naked eye.
Commercial Buildings/Property Inspections
We inspect commercial buildings/properties to help you avoid discovering serious issues with the property after investing. In the past, we’ve inspected offices utilized by doctors and dentists, along with many storefront locations. Find out more about our Commercial Building Inspection service by contacting us today!
